Steve is an absolutely great home inspector. I actually had the pleasure of using his services twice. The first house he inspected was a very old home that needed a ton of work. However, Steve's detailed report not only listed what was in need of repair or replacing, but quite often gave suggestions on how to fix it. This was in addition to his explanations on site. We ended not going with the first home because it was just far too much to tackle, but Steve never steered us one way or another, he simply sticks to the facts. The second home was much newer and needed far less attention but Steve still put in the same amount of effort and attention into the newer home as he did with the first. At both homes we had 8:30a appointments and Steve was there at least 30 minutes before we were and began some of the outdoor inspecting just to get a head start and then showed us his finding right away, wasting no time. He always thoroughly answered any questions we had and was very friendly and personable as well. We appreciate Steve's extremely detailed inspection and reporting right down to something as simple as the wrong screws being used in an electrical panel. Who knew? Not us. It is obvious safety and code are very important to him and that's a great feeling to have during an inspection. Steve is very honest, courteous, knowledgeable, helpful, punctual, .... He came early, inspected everything thoroughly while explaining to us the what, why , how..... He also showed us the benefit of using the thermal camera to check for wall insulation, thermal leaks, appliances, and others. He crawled in the crawl space to inspect it thoroughly and took many pictures to explain his findings. Steve checked and found the roof was repaired poorly, missing tiles and needs rework now. He checked the attic, insulation, electrical, plumbing.... and everything in between. He found small, slow leak under the sink. He explained so well that by the time we finished the inspection we know the property well and have all our questions answered. We found important things that were omitted about the property and it would cost us at least $10,000-$20,000 to fix the symptoms and much more to rebuild it correctly if we bought the property. We decided to back out of the deal. Thank you Steve for saving us tons of money, headache. We definitely call you for our next property.

Mr. Gaudet was very easy to schedule with, and showed up promptly on time. He was extremely thorough, free with advice from his experience building and inspecting homes, and responsive to questions. The report we received came quickly, and was incredibly detailed, including photos, and a tiering of the issues into what is of immediate concern, and what is less so. If there is a space Mr. Gaudet will crawl into it, if there is an outlet or light he will test it (electrically AND thermally), and if there is a drawer, he will open it...he is as thorough as can be.

In our case he found major undisclosed issues with both the roof and the electrical systems which ended up requiring over $50,000 in repairs. We are completely satisfied and, should we be in need of similar services again, we will be calling Mr. Gaudet. Highly recommended.

I am a first time home buyer with limited knowledge of building and system conditions. I hired Steve twice for my home inspections. There are just so many pitfalls for beginners in the real estate game with a mass of unscrupulous and unethical agents, mortgage brokers, and other characters filling a large space in the market today. I came across plenty in my home search. So when I found homes I liked, I checked the internet and made calls and did the best research effort I could to find a quality home inspector. I found Stephen Gaudet inspections. The first property was a three unit with some curb appeal. Stephen came in with his equipment, including a drone and thermal imaging, and proceeded to diligently inspect with professional acumen, understandable and educational (while doing the inspection, he takes the time and courtesy to educate you about the multitude features throughout the house), articulation of the point of the property that were either positive or required work, and a punctuality and dedication that is rare these days. For the first property, the conditions his inspection revealed led to my decision to back out of a potential financial quagmire-saving me tens of thousands of dollars. He basically saved me from buying a money pit. For the second house, the one I ended up buying, his professional assessment was beyond peer and helped me effectively negotiate with the seller, again saving me thousands of dollars.

My wife and I were extremely impressed with the quality service from Gaudet Inspections. We would rate Gaudet Inspections as 'Excellent' or 'Superior' (the 'Very Good' rating doesn't quite seem to capture it). Steve arrived early to the property and worked on the exterior aspects first. He thoroughly inspected the house, taking lots of photos, including IR imaging. During the inspection, he welcomed questions and provided good suggestions. He was very patient throughout the process. We purchased a home inspection with comprehensive water and radon testing. Steve made arrangements to place the radon monitor and get a water sample two days prior to the home inspection. Our home inspection took place in the afternoon, and Steve was able to furnish a detailed report with pictures (with nice summary sections) later in the evening on the very same day. Steve Gaudet did an excellent job for us. We live in CA, were buying a house for our daughter in NH and she was in FL. Steve was our guy on the ground and did an excellent job of inspecting, explaining systems and problems to her fiancé and making us all feel comfortable with buying this house. Probably the best moment that tells you what kind of a guy Steve is was when I was watching from my sunny CA home, a blizzard promising up to 3 feet of snow in NH on inspection day. I waited until the night before to call Steve dreading that he might need to postpone and that we wouldn't get the house inspected by our deadline because of the blizzard.

When I asked him if he was still going to inspect the next day, he said "why wouldn't I?" In fact, he had taken the trouble to look over the roof, exterior of the house, and anything that might be masked by feet of snow when he set the radon test three days earlier. He delivered, but also thought ahead to make sure he got everything inspected. That's impressive and much appreciated because he knew we had deadlines and a decision to make about buying a house based on his inspection. I recommend using Steve, he did a tip top job!

Steve did a thorough inspection on what could be inspected. The property is a foreclosure and the furnace could not be turned on as well as water. Steve still looked over the oil tank, valves and pipes. Informed me of all his findings as well as added potential problems in his report with evidence to back it up.

Steve will make suggestions on grading of property as well as diverting water from foundation and provide pictures of what he has discussed with you to use. Steve was recommended to me my my Realtor as one of the most thorough and well respected inspectors in the area. I was able to easily schedule an appointment through Gaudet Inspections website. Steve exceeded all of my expectations I had for the inspection of a circa 1736 4200sf house that looked great to me from my initial walk through.Steve was able to perform electronic radon testing ahead of scheduled inspection date with his own equipment (no sending out samples to a lab) and even took care of scheduling septic inspection for me on same day as home inspection. Steve was able to uncover and explain in very clear detail many potentially VERY expensive repairs that would be needed if I purchased the property. (This is why you hire a professional inspector). There was no question in my mind that I needed to walk away from the sale after spending nearly 4 hours walking side by side with Steve throughout the property. Steve is there to present the facts and to provide guidance as to what might need to be done to repair defects. I was completely blown away by the 62 page electronic report complete with photos of everything that needed to be addressed. I received the report by email same day! I could not have asked for a more comprehensive inspection and I really feel as though Steve saved me $429,900 in purchase price and probably well over $100,000 in repairs that would have been needed. I haven't even mentioned that Steve also brings along his FLIR infrared camera to check inside walls, heating system, roof, etc for thermal loss or gain (at no extra charge!). This was the best money I could have spent for peace of mind knowing that I had all of the information I needed to either move forward or back out of the sale. I am totally impressed with Steve's professionalism, honest, no nonsense approach and his ability to clearly explain to a potential homeowner in simple, understandable terms what the issues were. Steve won't tell you whether or not to buy the house, but he will provide you with more than enough information to base your final decision on. First he was extremely thorough during our home inspection, had lots of tips/pointers/suggestions in addition to the actual inspection itself (i.e. using the public library to access consumer reports to find out the best of various categories of home-related items; avoiding particular companies based on past bad experience, etc). But even before we'd cut him a check or met him for the inspection, he went above and beyond due to our tight timeline. He was able to collect water sample and place radon tests at the property the weekend before our inspection and managed to squeeze us in a day earlier than originally planned so that we would have plenty of time to go back to our sellers with any issues uncovered during inspection. Then, on the day of the inspection, due to my miscommunication with him we were going to be short on the septic inspection (which he usually coordinates). However, he was able to make a phone call to the company (Kent Clean Septic) and get someone out the same day for us to complete the septic inspection. So even though it was my fault we didn't have the septic inspection lined up as I thought we did, he was able to help us out.

I can't say enough great things about Steve's inspection and would certainly recommend him to anybody looking for a home inspection in the area. Extremely knowledgeable, thorough and helpful all around! Whenever we buy our next home we would certainly call Steve again!

Steve inspected my house on October 2015 and made an amazing job! He took time to check everything, explaining me most of the small problems we found. He even gave me tips about how to solve them. He also use his ladder to reach the roof and walk on it, checking the chimney top and the flue. In a pinch and with extremely short notice, I searched around for home inspection services in NH and by the grace of God I stumbled upon Gaudet Inspections. Steven was very professional and thorough in his explanation of the services provided and what's recommended based on the property and location of the property. Once inspection time came around, Steven was very thorough with his inspection (saw things that I never would've thought about). He uses an IR (Infrared) Camera during his inspection and, I'll tell you, that thing is cool (saw other reviews on it and it's worth the mention). Steve performed a thorough and detailed inspection of the full property, arriving onsite prior to the scheduled appointment, and taking a full three hours to inspect the 3100 square foot property. Combining knowledge of the building code with high-tech instruments such as a FLIR infrared thermometer, he pointed out each system that was functioning properly, as well as those in need of repair or replacement. I received a full PDF report the same night containing digital photos, IR photos, and annotations of building code. The cost of the inspection was higher than previous inspections I have had performed, but I consider it a worthwhile investment and a small fraction of the purchase price of a house.

Steve started on time, which was important because I was taking time off from work to be there. He was very thorough, stopping to show me things as a first time home buyer, and to explain how things could affect the home later on. The only suggestion I have would be to separate better the “must be done”s from the “should be done”s and add a page for the “if this was my house” part of the inspection. Steve is personable, the charge for the inspection is reasonable and in keeping with area averages. I should point out that Steve found a leak we had;t seen on walk through, and found one that was not readily apparent, which could save me thousands of dollars, either in the price of the house or from spending money I wasn’t planning on to fix a problem no one saw.

During our last inspection, he provided us information that showed our potential home would require close to 30k+ in unexpected repairs. This home took a little longer due to 3+ ft of snow and the client a single woman had many questions. Last since the home was vacant we tested the whole house generator which the client did not know how to use. Steven showed up to the site of the inspection early and was already done with the outside by the time I got there. Throughout the inspection process, he would take the time to show me any issues he uncovered during the inspection. For some of them, he would even take the time to tell me how to complete the repair if I was going to undertake the project myself. His thermal imaging camera was able to show areas where pipes weren't insulated correctly and were losing heat. It also pinpointed areas where rodent infestations were through their heat signatures. Steve also was great in communication after the inspection was complete. He promptly answered any additional questions I had about the inspection and the house. Overall, I would highly recommend Steve and I wish I used him on my other past home purchases.
